Notes

This estimate is valid for 30 days. Allowances are budgets for your selections. If a selection costs more, the difference plus 10% is added by change order before ordering, and if it costs less, the difference is credited to you.

Not included: appliances, work outside the kitchen, removal of asbestos, lead paint, or mold if found, and any electrical service panel upgrade the utility or inspector requires. We'll confirm the scope, schedule, and payments in a proposal and contract.

Frequently asked questions

What's the difference between a construction estimate and a bid?

An estimate is your best price for the work as you understand it, often before every selection is made. A bid, or proposal, is a firm offer to do a defined scope for a stated price, and is what the owner accepts and signs.

How should allowances appear on an estimate?

On their own lines, marked as allowances, with the amount and what it covers. That shows the owner which costs depend on their own selections, and makes it clear that choosing above the allowance raises the price.

Is this construction estimate template free?

Yes. Read and copy the full text on this page, or edit it online and see it as your client will. When it's ready, start a free Clientary trial to send it or download it as a PDF.

Has a lawyer reviewed this template?

No. It's a general starting point written by Clientary, not legal advice, and it hasn't been reviewed by a lawyer for your situation or the laws where you and your client work. Have your own counsel review it before you use or sign it.
