Thank you for inviting [Company Name] to bid on your kitchen remodel. This proposal sets out the work by trade, the allowances for your selections, what's excluded, three options to choose from, the schedule, and how payments and changes work.

The Project

[Describe the project, for example: a remodel of the 180 square foot kitchen at the address above, with new cabinets, quartz countertops, flooring, and lighting.] Our price is based on the walkthrough and measurements we took on site, and on the selections described below.

Scope of Work

For the Full remodel option, the work includes:

  • Preparation and demolition. Floor and room protection, dust barriers, and removal of the existing cabinets, countertops, and flooring.
  • Framing and drywall. Repairs to framing found after demolition, blocking for the new cabinets, and drywall patching and finishing.
  • Electrical. Rough-in for six new circuits, eight recessed lights, and pendant lights over the counter, all to code and inspected.
  • Plumbing. Rough-in for the sink, dishwasher, and refrigerator water line, and setting all fixtures.
  • Cabinets and countertops. Supply of cabinets within the allowance, installation and hardware, and quartz countertops fabricated and installed.
  • Tile and flooring. Backsplash tile and luxury vinyl plank flooring throughout the kitchen.
  • Paint and finishes. Walls and ceiling painted, and the appliances you supply installed and connected.

The Refresh option keeps the existing cabinet boxes and layout. The layout change option removes the wall to the dining room, with an engineered beam, and moves the sink to a new island.

Allowances

Allowances are budgets for items you'll choose during the project. For the Full remodel option they are:

  • Cabinets: $18,000, supply only
  • Countertops: $7,500, quartz, fabricated and installed
  • Fixtures: $2,200, for the sink, faucet, disposal, and pendant lights
  • Backsplash tile: $900, materials only

If a selection costs more than its allowance, we'll show you the difference in a change order before ordering, billed at cost plus 10%. If it costs less, the full difference is credited to you.

Exclusions

Unless added in writing, our price doesn't include:

  • Appliances, which you supply and we install
  • Work outside the kitchen, or repairs to areas we don't disturb
  • Testing or removal of asbestos, lead paint, or mold, if found
  • Structural changes beyond the option you select
  • Upgrades to the electrical service panel, if the utility or inspector requires one

Schedule

We can start within [three] weeks of permit approval. Once work begins, the Refresh option takes about three weeks, the Full remodel about six, and the layout change about eight. Cabinet and countertop lead times can move these dates, and we'll keep you updated as orders are confirmed.

Permits and Inspections

We pull the building permit, schedule every inspection the work needs, and are on site for each one. The permit fee is included in your price.

Payment Schedule

Each option's price is set out in four groups, and each group is one payment for the work in it, so you pay as the work is done. For the Full remodel option:

  • Permits and demolition, on signing: $5,250
  • Rough-in, when its inspections pass: $13,380
  • Cabinets and countertops, when they're installed: $28,900
  • Finishes and completion, at the final walkthrough: $14,970

The other options are paid the same way, by their own groups. Each payment is due within 7 days of its invoice.

Changes

Any change to the work, the price, or the schedule is made by a written change order that we both sign before the changed work begins. Allowance overages and credits are settled the same way.

Warranty

We warrant our workmanship for one year from completion. If something we installed fails because of how it was installed, we'll repair it at no charge. Manufacturers' warranties on cabinets, fixtures, and materials pass through to you.

License and Insurance

[Company Name] is a licensed contractor, license number [license number, for example: 1048233], and carries general liability and workers' compensation insurance. Certificates are available on request.

Acceptance

Choose an option and sign below to accept this proposal. We'll follow with a construction contract for your signature, and begin the permit application once it and the first payment are received.

Frequently asked questions

What should a construction proposal include?

The scope of work by trade, allowances for items the owner still has to choose, exclusions, the schedule, who handles permits, the price or options, the payment schedule, how changes are handled, the warranty, and your license and insurance details.

What is an allowance in a construction proposal?

A budget for an item the owner hasn't chosen yet, such as cabinets or countertops. If the final selection costs more, the owner pays the difference. If it costs less, the owner gets a credit. Stating how overages and credits work avoids disputes later.

Is this construction proposal template free?

Yes. Read and copy the full text on this page, or edit it online and see it as your client will. When it's ready, start a free Clientary trial to send it or download it as a PDF.

Has a lawyer reviewed this template?

No. It's a general starting point written by Clientary, not legal advice, and it hasn't been reviewed by a lawyer for your situation or the laws where you and your client work. Have your own counsel review it before you use or sign it.
